December Real Estate Market Report for West Town & Chicago

The temperatures may have been cold in Chicago lately but, the real estate market is heating up in West Town.  New Listings in the West Town neighborhood increased 9.2% for detached homes and increased 15.8% for attached properties. Listings Under Contract decreased 2.2% for detached homes and increased 3.8% for attached properties.

The Median Sales Price in West Town was increased 13.3% to $940,000 for detached homes and increased 5.9% to $450,000 for attached properties. Months Supply of Inventory for detached units is at months and 2.3  months supply for attached units.

Chicago Real Estate Report

New Listings in the City of Chicago were up 4.4% for detached homes and up 7% for attached properties. Listings Under Contract increased 3.9% for detached homes and increased .4% for attached properties.

The Median Sales Price was up 4.5% to $229,900 for detached homes and were up 3.2%  to $320,000 for attached properties. Months Supply of Inventory is 4 months for detached units and 3 months for attached units.

Our Christmas tree is ready to be taken down. What should we do with it?

Save trees from the alleys! It’s bad for landfills and the environment, please recycle your Christmas tree. Here are some handy options:

Inside look at the Spoke Apartments

I attended the neighborhood open house on December 20th which was a celebration for the West Town Chamber of Commerce, River West Neighborhood Association and for special community guests. The Spoke Apartments are beautifully designed with two towers and a driveway that divides the two buildings. There is retail space available in the first floor of the building large enough for a grocery store but, no tenants have been confirmed at this time. The guests of the event enjoyed live holiday music by the Chicago Center for Music and Education. This is a nonprofit organization in the River West community that teaches children to lead more effective lives through music education. Alderman Walter Burnett, Jr. made a check presentation of $1,000 to the Chicago Center for Music and Education during the reception.

During the eventing, I was taken on a tour of the building and my tour group was educated about all the local artists works that are featured throughout the common areas of the building.  There are twenty-four artists featured throughout the the building, twelve artists were commissioned to create new site-specific artwork including Aimée Beaubien, William J. O’Brien, Nick Fisher, Dan Gunn, Matthew Hoffman, Cody Hudson, Richard Hull, Chad Kouri, David Lozano, Jason Pickleman, Deb Sokolow, and Alexander Valentine.

The It’s Ok art work featured about was done by public art installation Chicago artist Matthew Hoffman, founder and curator of the “You are Beautiful” project. 

This building has all the bells and whistles including all the apartment amenities that you can think of and you might possibly never have to leave your apartment building in the winter. We toured the Conference room, Music Studio, Family lounge, Yoga room, workout room and spin room.

The photo featured above is the music room and you can watch the big game or your favorite TV show in this room. You could also use the stage in this room to practise your music skills in front of your friends. This space is available for all tenants to enjoy and can be rented out for private parties.

There also is an interactive gaming room that lets you play video games on the big screen against yourself or competition from around the world.  In the warmer months, residents will get to enjoy the rooftop pool and hottub which unfortunately you will have to wait for warmer weather to experience these amenities.  Our tour group also got a peak at a one bedroom apartment that was decorated by West Elm. There were lots of great finishes to this unit that would make any urban dweller happy to call this their home.

November Real Estate Report for West Town & Chicago

The holiday season may be approaching but, the real estate market is still active in West Town.  New Listings in the West Town neighborhood decreased 16% for detached homes and increased 12.9% for attached properties. Listings Under Contract decreased 5% for detached homes and increased 1.4% for attached properties.

The Median Sales Price in West Town was down 7% to $730,000 for detached homes and increased 3.4% to $447,000 for attached properties. Months Supply of Inventory for detached units is at 4.5 months and 2.5  months supply for attached units.

Chicago Real Estate Report

New Listings in the City of Chicago were down 3.5% for detached homes and up .3% for attached properties. Listings Under Contract increased 23% for detached homes and increased 3% for attached properties.

The Median Sales Price was up 2.3% to $220,000 for detached homes and were down 1.3%  to $302,000 for attached properties. Months Supply of Inventory is 4 months for detached units and 3 months for attached units.

IMG_1879.jpgIf you are like me, I need coffee in the morning before I can function or really begin to do anything.  Big Shoulders Coffee is a great local coffee shop located in River West. They have fresh roasted coffee drinks, whole beans for purchase and pastries to enjoy with your caffeinated beverage. If you purchase a bag of coffee beans they offer you a free drink and they offer to grind the coffee beans.  

The last time I was at Big Shoulders, I already had too much caffeine for the day and I declined the free beverage.  The friendly barista instead gave me a coupon for one free beverage then next time I am in the coffee shop.  Another great feature about this coffee shop is that it’s a commuter friendly. You can get a cup of coffee inside Big Shoulders while keeping track of the next train or bus which are both tracked on tv monitors within the cafe. This is a great feature to keep in mind when the weather is too hot to wait at the bus stop or too cold in the winter.

Where is River West?

Where exactly is River West located?  It’s a neighborhood that is located just west of River North, North of the West Loop, east of Wicker Park and the Ukrainian Village.  The dividing lines for the neighborhood is Division Street to the north, I-90 to the west, Ohio Street to the south and the Chicago River to the east. river-west_544

This neighborhood at one time was more of an industrial area of the city which now many of those warehouses have since been converted into unique loft and condo buildings. There are also many townhomes, low rise condo buildings along with a few mid-rise buildings that have been springing up in River West. This public transportation friendly neighborhood is ideal for downtown workers and for those who work in the West Loop due to the walk-ability to the West Loop. The hipster highway, also known as Milwaukee Avenue, runs through the neighborhood which many bike commuters use every day to get to their office. The Chicago blue line, Milwaukee Bus and the Chicago Avenue Bus are all located in River West which makes getting around town easy.
